I've downloaded the latest unstable version of XOT and the editor did not come HTML5 but flash ... Where can I find the version with the new editor in HTML5?

That is the corect version. Could you please check the name and size of the .zip file you installed?

It's definitely the correct file. What platform are you using?

Can you check the following file:
website_code/scripts/screen_display.js
of your installation?

Starting at line 371, you should have:
editbtn.onclick=function(e){
    if (e.shiftKey) {
        edit_window(false, "edit");
    }   
    else {
        edit_window(false, "edithtml");
    }
};

i.e, when you press Shift-Edit, it should start the Flash editor, otherwise it would start the HTML editor. It seems the shift is triggered for you?

My installation has the same code, and the issue is when i'm try create a project.

I opened and closed the file, and clear my cache browser.
Then when i opened the site apparently the html5 editor is trying to open.
